Kit License Terms

What you're buying

The kit — industry workbooks (Excel), the DSCR Self-Check mini, business plan templates (Word), loan file trackers (Excel), and AI prompt packs — is copyrighted material published by Hartwell Labs LLC. You are buying a license to use it, not ownership of the files, and not the right to give them to others. Every delivered copy is stamped with the purchaser's email address (visible on the START tab, the License tab, and the print footer of every sheet). If a copy circulates, it says whose it was.

Personal License — $97

Who it's for: a buyer, owner, or operator evaluating their own deal(s).

You may:

  • Use every file in the kit to analyze, plan, and package your own transaction(s) — as many of your own deals as you like, forever.
  • Share your completed outputs (your business plan, your projections, your loan file) with your own lender, landlord, attorney, CPA, or partners.
  • Receive updated files when SBA rules change (we verify against the current SOP 50 10 8, 13 CFR Part 120, and Procedural Notices).

You may not:

  • Use the kit with or for clients, borrowers, or customers — including in any lending, brokering, advisory, consulting, accounting, or coaching capacity.
  • Use it for internal training at a lender, brokerage, or advisory firm.
  • Share, resell, sublicense, or redistribute the files themselves (blank or filled), post them anywhere, or remove the branding, license text, or purchaser stamp.

If your work touches other people's deals, you're describing the Professional License — and we'd genuinely rather sell you one than write you a takedown note.

Professional License — $247

Who it's for: one named professional — lender, broker, consultant, CPA, attorney, or franchise advisor — who works on other people's deals.

You may:

  • Everything in the Personal License, plus use the kit with an unlimited number of your clients and borrowers — run their numbers, walk them through the workbooks, use the outputs in your engagements.
  • Use it for internal training within your single office/branch.

You may not:

  • Transfer the license to another person — it's per named professional; colleagues need their own.
  • Give, send, or resell the kit files to clients or anyone else (work with them in it; the files stay yours). For per-borrower copies, ask about volume pricing.
  • Rebrand, white-label, or remove Hartwell Labs branding, license text, or the purchaser stamp.

The fine print, plainly

  • Removing or altering the stamp, branding, or license text terminates the license.
  • The kit is educational material — not financial, legal, tax, or lending advice, and no lender is obligated by its outputs. Verify every figure with your own professionals and your lender.
  • A copied kit is a snapshot. SBA rules move; licensed purchasers get the updates.
  • Refunds: 14 days, no hoops — see the refund policy.
