The rule almost nobody tells borrowers: a 7(a) loan is never declined for a collateral shortfall alone. The SOP is explicit about it. What a shortfall actually does is trigger a lien on available equity in the personal real estate of any 20%+ owner, and that lien can be limited to the shortfall amount. Will the bank take my house for an SBA loan?
